    When painting brick is a great idea, when it isn't, and what you need to know before committing

    Painted brick has become one of the most requested exterior transformations in residential painting over the past several years. A home with orange or brown 1970s brick becomes a crisp, modern white or warm greige house — and the visual change is genuinely dramatic. The transformation is real, and when done correctly, it is lasting.

    But painting brick is also one of the most consequential painting decisions a homeowner can make — because once it is done, reversing it is extremely difficult. Before committing, there are a few things worth understanding clearly.

    The Most Important Thing to Know

    Painting brick is a long-term or permanent change. Removing paint from brick requires sandblasting or chemical stripping, which is labor-intensive, expensive, and can damage the brick face. Make sure you want to paint before you paint.

    The Big Consideration — Breathability

    Brick is porous. Moisture moves in and out of brick constantly — from rain, humidity, and the natural movement of vapor from inside the home through the wall assembly. This is by design. Standard exterior paint creates a film on top of the brick surface that can trap moisture inside the wall, preventing it from escaping. Over time, the trapped moisture causes the paint to blister, peel, and fail — and can damage the masonry itself.

    This is why product selection is not optional when painting brick. Breathable masonry coatings — specifically vapor-permeable acrylic formulas designed for masonry surfaces — allow moisture vapor to pass through the paint film while still repelling liquid water from outside. This is the only appropriate product for exterior brick painting. Standard exterior paint should never be used on brick.

    When Painting Brick Makes a Lot of Sense

    Painting brick is genuinely the right choice in a number of common situations:

    • The brick is in good structural condition but the color is dated, stained, or simply does not match the home's current style or the neighborhood aesthetic.
    • Multiple brick types or repair sections have created an inconsistent look that cannot be matched — paint unifies the appearance.
    • Interior brick fireplaces or accent walls that feel dark, dated, or out of place in the room's current design — white or light painted brick instantly modernizes a living space.
    • You want a permanent dramatic transformation and have made the considered decision that you are comfortable with it being a lasting change.
    • The home's resale value would benefit from a more contemporary exterior appearance in a market where painted brick is desirable.

    When to Think Twice

    There are situations where painting brick deserves careful consideration or professional assessment before proceeding:

    • Active moisture or water infiltration issues. If you have water getting into your home through the brick, painting over the problem does not fix it — and may make it worse by trapping moisture behind the new paint film. Water issues need to be resolved before any painting.
    • Efflorescence on the brick surface. The white chalky deposits that form on brick are crystallized salts from moisture movement. They need to be chemically treated and removed before painting — painting over them causes rapid paint failure as they continue to migrate through the surface.
    • Historically significant or architecturally notable brick. Some brick — particularly older, handmade, or regionally distinctive brick — has historical or aesthetic value in its natural state that painting would eliminate permanently.
    • HOA restrictions. Some homeowners associations have rules governing exterior color and material appearance. Confirm there are no restrictions before committing to an exterior paint project.

    Interior Brick — Fireplaces and Accent Walls

    Interior brick painting is significantly less complicated than exterior from a technical standpoint, and the results are among the most impactful interior transformations available. A dark brick fireplace surround painted white or light gray can completely change the feel of a living room — making it feel brighter, more modern, and more intentionally designed.

    For the firebox opening itself — the area directly exposed to flame and heat — heat-resistant paint rated for high temperatures is required. The surrounding brick can be painted with standard interior masonry paint. A professional painter will use the appropriate products for each zone and ensure a seamless result.

    What the Process Looks Like When Done Correctly

    A professional exterior brick painting project includes:

    • Full assessment of brick condition — moisture, efflorescence, mortar integrity
    • Pressure washing and treatment of any efflorescence
    • Repair of cracked or missing mortar joints
    • Complete dry time before any coating is applied
    • Application of masonry bonding primer
    • Two coats of breathable masonry topcoat in the chosen color
    • Final inspection and walkthrough

    Cutting corners on any of these steps — particularly moisture testing, efflorescence treatment, and primer application — significantly reduces how long the final result lasts.
